We were recently entrusted to rent out and manage a lovely 2 bedroom apartment in Alexandria. We knew that another one in the complex had just been rented for $695pw, but our research in comparables and the market showed that a higher rent was achievable given this property’s features. We decided to list it at $745pw.
We got our excellent professional photographer to take some fantastic photos of the property. At the same time I noticed another property in Alexandria was also listed at $745pw. It was very interesting to note that after the rentals ads had been on realestate.com.au for 48hrs, our property had 262 views whilst the other only had 69 views!
We also focused on the features of this great property – the pet friendliness, the solar panels and the excellent complex. Within 5 days we’d had 4 great applications (3 of which had pets) and lease is now all signed 2 weeks later. That other property is still on the market.
It’s a great lesson on how powerful great photography and strategic marketing can be. We always include complimentary professional photography for our properties where required and strongly believe this makes a big difference in exposure and minimising vacancy.
